Evaluasi Quantity Take Off Beton Bertulang dengan BIM 5D pada Gedung Office COMTELINDO Balikpapan

The application of five-dimensional Building Information Modeling (BIM 5D) enables building modeling to be integrated with quantity and cost calculations, thereby supporting greater accuracy in construction cost estimation. This study aims to evaluate the differences in the quantities and costs of reinforced concrete work between the consultant’s Bill of Quantities (BoQ) and the Quantity Take-Off results generated using Autodesk Revit based on BIM 5D, as well as to identify the work items with the largest deviations in the Office COMTELINDO Building Construction Project in Balikpapan. This study employed a quantitative method with a comparative approach. The structural model was developed based on the Detailed Engineering Design (DED) documents using Autodesk Revit 2024. Concrete and reinforcement quantities were then extracted using the Quantity Take-Off feature and integrated with unit prices to obtain the estimated construction costs. The results showed that the concrete volume obtained using BIM 5D was 301.860 m³, while the consultant’s BoQ recorded 307.320 m³, resulting in a difference of 5.460 m³ or a deviation of approximately −1.78%. The reinforcement quantity obtained using BIM 5D was 64,540.016 kg, compared with 63,821.215 kg based on the consultant’s BoQ, resulting in a difference of 718.801 kg or a deviation of approximately 1.13%. The largest volume deviation was found in the ring beam work, amounting to 67%. Meanwhile, the total cost based on BIM 5D was IDR 1,951,833,043.16, compared with IDR 1,950,220,075.14 based on the consultant’s BoQ, resulting in a difference of IDR 1,612,968.02 or 0.083%. The findings indicate that BIM 5D can be used as a measurable, transparent, and traceable evaluation instrument for verifying quantities and cost estimates of reinforced concrete structural work.
